In a market where title is the first question and the last one answered, Avillah publishes its documentation position openly: what exists today, what is in process, and what you receive at each stage of your purchase.
Avillah does not describe these in the same breath, because they are not at the same stage. Here is each one, separately and plainly.
A registered survey covers the estate: approximately 50.024 acres, or 202,449.15 square metres, at Aba Afa, Esarun, along the Ido–Eruwa Road, Ido Local Government Area, Oyo State.
A survey plan fixes the physical boundaries of the land and is the instrument that lets a specific plot be identified, measured and allocated to a specific buyer rather than described loosely.
The Certificate of Occupancy for the estate is processing underway. It has not yet issued, and Avillah does not present it as though it has.
Your reservation covers Certificate of Occupancy processing for the estate. Progress on that process is a question you are entitled to ask the sales team at any point, and to keep asking.
Under the Land Use Act, land in each Nigerian state is held in trust by the State Governor. A Certificate of Occupancy is the document by which the Governor grants a statutory right of occupancy over a defined parcel, commonly for a term of ninety-nine years.
It is the strongest ordinary evidence of title a Nigerian landholder can hold, which is why buyers ask about it first, and why an estate that says "processing underway" is telling you something more useful than an estate that says nothing at all.
A survey plan and a Certificate of Occupancy do different jobs. The survey establishes where the land is and what its boundaries are. The Certificate establishes the right to occupy it. Avillah has the first and is pursuing the second.
This section is general information about Nigerian land documentation, not legal advice. You are encouraged to engage your own solicitor to review any documents before you conclude a transaction.
Nothing in the process is verbal. Each stage produces a document or a number that belongs to you and to your plot.
“Every reservation at Avillah Homes is guided by our commitment to transparency, quality planning, secure documentation, and the creation of enduring communities.”

Verified payment channelsNot yet. The Certificate of Occupancy for the estate is processing underway. The estate is covered by a registered survey. Avillah states both positions separately rather than blending them, and you should expect the same clarity from anyone you speak to.
A registered survey establishes the boundaries and identity of the land, which is what allows a specific numbered plot to be allocated to you. Whether it is sufficient for your own risk appetite is a decision to take with your solicitor, and we encourage you to take it with one.
Your reservation produces an applicant ID and a reservation number, followed by payment confirmations. On fulfilment of payment requirements, allocation is issued, and survey and title documentation follows at the Documentation stage of the Reservation Journey.
Yes, and you should let them. Ask the sales team for the survey, the plot allocation drawing, the reservation terms and the Schedule of Ownership Costs, and have your solicitor review them before you conclude anything.
Plot positions and sizes are fixed on drawing AH-MP-101 Revision A, issued for sales and reservation. Final dimensions are confirmed per the registered survey at allocation, which is standard practice.
