Avillah publishes its reservation process rather than explaining it over the phone. Read exactly what happens at each stage, what you pay, what you sign and what you receive, before you commit anything.

The Reservation Journey

What happens, in order.

This is the sequence printed in the Founders' Edition reservation booklet. Nothing here is invented for the website.

  1. Application Choose your plot by its reference code and complete the Residential Plot Reservation Application. You supply your profile, identification, next of kin, your preferred plot and an alternative plot in case yours is taken first. Your application receives an applicant ID in the format AH-APP-2026-###.
  2. Reservation Pay a minimum reservation deposit of 30% of the plot price. Your reservation becomes effective only when Avillah Homes confirms the payment, and it is then recorded against a reservation number in the format AH-RES-2026-###. The plot's status changes to Reserved.
  3. Full payment Clear the balance either outright or through the Founders' Flexible Plan across up to six months. No payment plan extends beyond 180 days.
  4. Allocation Final plot allocation is confirmed once the applicable payment requirements are fulfilled. Submitting a reservation does not by itself allocate land; allocation follows payment, in accordance with Avillah Homes policies.
  5. Documentation Survey and title documentation is issued. A comprehensive Schedule of Ownership Costs is provided and explained in writing before the Contract of Sale is executed, and agreed before the transaction concludes.
  6. Welcome home Build immediately or later, with Avillah Homes through the Build-on-Demand programme or with your own preferred contractor, within the estate's planning and architectural guidelines.
Two ways to reserve

Online, or through the sales team.

Both routes lead to the same reservation record and the same corporate account. Choose whichever suits you.

Reserve from your phone

  1. Open the interactive master plan and filter by collection.
  2. Tap the plot you want and check its size, price and status.
  3. Choose to reserve it and pay the 30% deposit by card, transfer or the verified bank route.
  4. Receive your reservation reference and complete your applicant details.

Best if you already know which collection you want, or you are outside Nigeria.

Reserve with a person

  1. Call or message the sales team and tell them your budget and preference.
  2. Book a site inspection, or review documents at the Ikoyi sales office.
  3. Complete the reservation booklet and confirm your plot and alternative.
  4. Transfer the 30% deposit to the corporate account and receive confirmation.

So there are no surprises when you sit down to complete it, here is the full list. Have these ready and the whole thing takes a few minutes.

Your profile

  • Full name, residential address and nationality
  • Occupation, and employer or business name
  • Telephone and email address
  • A passport photograph
  • Identification: National ID, International Passport, Driver's Licence or Voter's Card, with its number

Next of kin

  • Full name and relationship to you

  • Collection, preferred plot reference and an alternative plot
  • Whether the purchase is residential, investment, or both
  • Your chosen payment option: outright, or the Founders' Flexible Plan

Reservation conditions

The rules, stated plainly.

These are the conditions as they appear in the Founders' Edition reservation booklet. They are worth reading before you pay, not after.

  1. A reservation becomes effective on confirmation of paymentNot on submission of the form. Avillah Homes must confirm the applicable reservation payment before your reservation is live.
  2. The flexible payment period shall not exceed six months180 days is the maximum. No plan runs longer, in any collection.
  3. Additional statutory and administrative charges may applyThese are set out in a Schedule of Ownership Costs, provided and explained in writing, and agreed before the Contract of Sale is executed.
  4. Final allocation follows paymentSubmitting a reservation portfolio does not constitute automatic allocation of land. Allocation is confirmed once the applicable reservation and payment requirements are fulfilled.
  5. Failure to complete payment has consequencesFailure to complete payment within the approved period may result in cancellation of the reservation, or a review of the purchase terms in accordance with Avillah Homes policies. Speak to the sales team early if your circumstances change.
  6. Full terms are available on requestAsk the sales team for the complete reservation terms and conditions at any point in the process.
Payment safety

One account. Never a personal one.

This is the single most important paragraph on the website. Read it before you transfer anything to anyone.

Payments are received only into the Avillah Homes Limited Project Account at Zenith Bank Plc

Authorized Sales Partners are expressly prohibited from collecting payments into personal accounts. If anyone, including someone presenting themselves as an Avillah representative, asks you to pay into a personal account, stop and call the sales line.

Before you transfer, do these three things

  1. Confirm the account name reads Avillah Homes Limited Project Account.
  2. Check the details against the Verified Payment Channels page on this website.
  3. Call a published sales line and confirm verbally. It costs a minute.
What your reservation includes

A registered survey covering the 50.024 acre estate.

Allocation

Formal allocation of your specific plot once payment requirements are fulfilled.

C of O processing

The Certificate of Occupancy is processing for the estate.

Six-month plan

The Founders' Flexible Plan, from a 30% deposit.

Serviced estate

A plot within a professionally planned, serviced development.

Planned infrastructure

Roads, drainage, utilities and security planned into the layout.

Build when you choose

Immediately or later. There is no build deadline attached to the plot.

Build with whom you choose

With Avillah through Build-on-Demand, or your own preferred contractor.

Questions

What buyers ask before they reserve.

How much do I pay to hold a plot?

A minimum reservation deposit of 30% of the plot price. On a Garden plot that is ₦2,700,000; on a Premium Corner plot, ₦3,900,000. The deposit is what you pay at reservation, and the balance follows over up to six months.

Is my plot held as soon as I submit the form?

No. A reservation becomes effective only when Avillah Homes confirms the reservation payment. That is why the application also asks for an alternative plot, in case your first choice is confirmed to someone else before your payment clears.

Can I pay outright instead?

Yes. Outright payment is one of the two payment options on the reservation form. It settles the plot in one transaction rather than across six months.

What if I miss a monthly payment?

Failure to complete payment within the approved period may result in cancellation of the reservation or a review of the purchase terms, in accordance with Avillah Homes policies. If your circumstances change, contact the sales team early rather than waiting.

What other costs should I expect?

In line with standard real estate practice, certain statutory, legal and estate-related charges may apply during acquisition. A comprehensive Schedule of Ownership Costs is provided and fully explained before the Contract of Sale is executed, and all applicable costs are communicated in writing and agreed before the transaction concludes.

Can I change my plot after reserving?

Speak to the sales team. Plot changes before allocation are handled case by case in accordance with Avillah Homes policies, and are easier to arrange the earlier you raise them.

I am buying from abroad. Does anything change?

The process is the same. You can reserve online, pay into the corporate account, and nominate a relative or representative to inspect on your behalf. Contact the sales team on WhatsApp to arrange a proxy inspection.
