Avillah's Founders' Flexible Plan is deliberately simple: a 30% reservation deposit secures your chosen plot, and the balance is spread across a maximum of six months. No plan extends beyond 180 days, in any collection.

Pay it once, or pay it across six months.

Both are offered on the reservation form. Choose whichever suits your cash flow; the plot price is the same either way.

Option 1

Founders' Flexible Plan

A minimum reservation deposit of 30% of the purchase price, then the balance across up to six months.

  1. Choose your plot and submit the reservation application.
  2. Pay the 30% deposit; the reservation becomes effective once Avillah confirms it.
  3. Clear the balance across Month 1 to Month 6.
  4. Allocation follows once payment requirements are fulfilled.

Outright payment

The full purchase price settled in a single payment, with no schedule to track.

  1. Choose your plot and submit the reservation application.
  2. Settle the full purchase price in one transaction.
  3. Move directly to allocation once payment requirements are fulfilled.
  4. Documentation follows, with the Schedule of Ownership Costs agreed in writing.

The six months

What happens month by month.

From the day your deposit is confirmed to the day your plot is allocated.

  1. Deposit30% paid and confirmed by Avillah Homes. Plot status changes to Reserved.
  2. Months 1–2Instalments against the outstanding balance, recorded against your reservation number.
  3. Months 3–4Balance continues to reduce. Your reservation remains effective throughout.
  4. Months 5–6Final instalments clear the balance within the 180 day window.
  5. AllocationFinal plot allocation confirmed once the applicable payment requirements are fulfilled.
  6. DocumentationSurvey and title documentation issued, with ownership costs agreed in writing beforehand.
Beyond the plot price

The costs Avillah tells you about before you sign.

The purchase price covers the selected residential plot. In line with standard real estate practice, certain statutory, legal and estate-related charges may apply during the acquisition process.

Those charges are not left vague. A comprehensive Schedule of Ownership Costs is provided and fully explained before the Contract of Sale is executed, before plot allocation is confirmed, and before the acquisition process completes.

All applicable ownership costs are communicated in writing and agreed before the transaction is concluded. If you are asked to pay something that is not on that schedule, stop and call the sales line.

Authorized Sales Partners are expressly prohibited from collecting payments into personal accounts. Every instalment on your plan goes to the same published corporate account as your deposit.

Questions

What buyers ask about paying.

Is there interest on the six-month plan?

The Founders' Flexible Plan is described as a 30% reservation deposit with the balance payable through an approved six-month payment plan, subject to the Reservation Terms and Conditions. No interest charge is stated on the plan. Ask the sales team for the complete terms, which are available on request.

Can I pay faster than six months?

Yes. Six months is the maximum, not a requirement. You can clear the balance earlier, or pay outright from the start.

Can I spread it over longer than six months?

No. No payment plan shall extend beyond six months, being 180 days. This applies to every collection.

What happens if I miss an instalment?

Failure to complete payment within the approved period may result in cancellation of the reservation, or a review of the purchase terms in accordance with Avillah Homes policies. If your circumstances change, contact the sales team early rather than waiting for the deadline.

When does my plot actually become mine?

A reservation becomes effective upon confirmation of the reservation payment by Avillah Homes. Final plot allocation is confirmed upon fulfilment of the applicable payment requirements. Submission of a reservation portfolio does not by itself constitute automatic allocation of land.

Will the price change while I am still paying?

Founders' Collection pricing offers protection against future price increases. Prices in this document apply to the current Founders' Collection release and may be reviewed for subsequent development phases or market conditions.

Can I pay from outside Nigeria?

Yes. Payments are made to the same published corporate account. Contact the sales team on WhatsApp and they will walk you through the transfer and confirm receipt against your reservation number.
