1. Making a reservation

A reservation is made by completing the Residential Plot Reservation Application, Founders' Edition, and paying the applicable reservation deposit. The application records your applicant profile, identification, next of kin, your preferred plot and an alternative plot.

Each application is issued an applicant ID in the format AH-APP-2026-### and, on confirmation, a reservation number in the format AH-RES-2026-###.

2. When a reservation becomes effective

A reservation becomes effective upon confirmation of the applicable reservation payment by Avillah Homes, not upon submission of the application. This is why the application asks for an alternative plot: your preferred plot may be confirmed to another purchaser before your payment clears.

3. Payment options

Two options are offered on the reservation form.

• Outright payment. The full purchase price settled in a single payment.
• Founders' Flexible Plan. A minimum reservation deposit of 30% of the purchase price, with the balance payable through an approved six-month payment plan, subject to these Reservation Terms and Conditions. The schedule runs Month 1 to Month 6.

No payment plan shall extend beyond six months, being 180 days. This applies to every collection. Full detail is set out on the payment plans page.

4. Where payment is received

Payments are received only into the Avillah Homes Limited Project Account at Zenith Bank Plc, or through the payment options provided on this website. Authorized Sales Partners are expressly prohibited from collecting payments into personal accounts. Account details are published on the verified payment channels page and should be confirmed by telephone before any transfer.

5. Failure to complete payment

Failure to complete payment within the approved period may result in cancellation of the reservation, or a review of the purchase terms, in accordance with Avillah Homes policies. Purchasers whose circumstances change are encouraged to contact the sales team early rather than at the end of the period.

6. Allocation

Submission of a reservation portfolio does not constitute automatic allocation of land. Final plot allocation is confirmed upon fulfilment of the applicable reservation and payment requirements, in accordance with Avillah Homes policies.

7. Ownership costs

The purchase price stated covers the selected residential plot. In line with standard real estate practice, certain statutory, legal and estate-related charges may apply during the acquisition process.

A comprehensive Schedule of Ownership Costs is provided and fully explained prior to the execution of the Contract of Sale, confirmation of plot allocation, and completion of the acquisition process. All applicable ownership costs are communicated in writing and agreed before the transaction is concluded.

8. Pricing

Prices published on this website apply to the current Founders' Collection release and may be reviewed without prior notice following subsequent development phases or market conditions. Founders' Collection pricing offers protection against future price increases. Plot allocation remains subject to availability and confirmation by Avillah Homes.

9. Plot dimensions

Plot positions, sizes and reference codes are fixed on drawing AH-MP-101, Revision A, issued for sales and reservation. Final dimensions are confirmed per the registered survey at allocation.

10. What is being sold

Avillah Homes is offering serviced residential plots. Architectural images are illustrative visualisations of development potential and are not part of the sale offering. See the visualisation disclaimer.

11. Full terms

These are the reservation conditions as published. The complete Reservation Terms and Conditions are available on request from the Avillah Homes sales team, and purchasers are encouraged to request them, and to have them reviewed by their own solicitor, before concluding any transaction.
